Dual key in HDB?

Dual-key units are popular in private housing, allow two separate living spaces within one property. While not standard in HDB flats, some homeowners have successfully converted their units into dual-key layouts, adhering to HDB regulations.

My contractor mentioned that a typical dual-key conversion could cost from $80,000, depending on the complexity of the renovation.

However, not all HDB layouts are suitable, as bathroom placement and structural elements cannot be altered under HDB rules. For flats with the right layout, it could increase property value due to the flexibility for converting to dual-key it offers for rental income or multi-generational living. This can benefit retirees or young families looking for passive income or to reduce their mortgage.

While these conversions boost privacy and rental potential, homeowners should consider the long-term implications, as such changes are often irreversible or costly to change it to the original condition.
